Real estate asset management demands specialized skills and knowledge for success, even though a large section of society makes real estate investment decisions at one point or the other. However, the traditional learning methods in real estate often lack adequate experiential and immersive learning scenarios that are observable in competitive real-world real estate decision situations. Consequently, many individuals fail to develop investment strategies in real estate, limiting their ability to make informed decisions. This research addresses this gap by introducing a board game to bridge these educational shortcomings in the real estate investment context. The board game offers players a simulated environment that immerses them in the complexities of real estate asset management, enabling them to make strategic decisions, optimise resources, and navigate challenges such as property acquisition, financing, tenant management, maintenance, and risk assessment. By conducting gameplay sessions and collecting participant feedback, this research evaluates the effectiveness of the board game in enhancing knowledge, skills, and understanding of real estate asset management concepts and investment strategy. Thematic analysis of pregame and postgame questionnaires reveals a substantial enhancement in participants� comprehension of real estate concepts through iterative discussions following the post-game session. © The Author(s), under exclusive license to Springer Nature Switzerland AG 2024.
